Located 10 kilometers north of Xcalak on lot #16 in an area known as El Gavilan on the Majahual-Xcalak Coast Highway - This property of nearly 2-1/2 acres has over triple the waterfront and double the depth of the standard building lot in the area. It measures 65 meters of ocean front and 165 meters deep running from the Caribbean all the way back to the lagoon. The property includes a 4-bedroom, 3-bath villa and the lot will easily accommodate multiple additional houses or a larger single project. The property is directly in front of the largest cut in the barrier reef between Xcalak and Majahual providing for easy access by water as well as potential for diving or fishing related development.
The ocean front villa has 4 bedrooms and 3 baths. The two upstairs bedrooms each have private baths and a balcony looking out over the beach and shoreline. The downstairs has two bedrooms, kitchen, living/dining room and a 3rd bathroom
A NOTE FROM THE OWNERS...... We know from our own experience in buying property in Mexico that one of major concerns for the buyer is the question of how to set up ownership and if the property you are considering has a clear and unencumbered title. We strongly recommend that you hire an attorney to research the title of any property you are interested in buying and to represent you in the buying procedure, just as you would if you were buying property closer to home.
In our situation we had 3 partners investing in this property. We decided that for us, setting up a Mexican corporation was the best choice so when we purchased the property, we created ANSYL S.A. DE C.V. and that corporation owns 100% of the property. And the 3 partners own 100% of the stock of ANSYL. In effect, we own the property outright as apposed to setting up a long term trust (known as a fideicomisario) which is administered by a bank . There are plusses and minuses for both forms of ownership and that decision is up to the buyer. |
